How It Works
Before a tenant moves into the property, your assigned Property Manager will use a Before Move-In (BMI) form to determine the condition and identify any necessary repairs your vacant property might require to prepare it for a tenant.
The form covers all aspects of the condition of the home, including:
- Exterior (lawn, garage door, fence, etc.)
- Entry (doors, lights, etc.)
- Living room (walls, carpets, smoke detector, etc.)
- Kitchen sink
- Countertops
- Cabinets
- Appliances
- Hallway (walls, lights, carpets, etc.)
- Bedroom(s) (baseboards, carpets, etc.)
- And more.
This same checklist is used once a tenant moves out to once again document the condition of the property and determine if the tenant needs to be charged for any damage. This reporting also provides us with the proof we need if any tenant attempts to dispute the charges made related to property repairs.
This reporting, in unison with periodic inspections, ensures your property is properly maintained, giving you peace of mind when it comes to your investment.
